Joining the Official AB41 and AB43 WhatsApp Community
Dear residents,
To ensure maximum data security, eliminate misinformation, and guarantee that decisions and discussions about our building's future take place only among real, accountable owners, the Society has established a strict application and communication procedure.
Before filling in the application form, please read the Community Rules carefully.
1. Membership Criteria and Legal Basis (Who Can Join?)
Only people who meet one of the following criteria will be approved for the WhatsApp community and its subgroups:
- The legal apartment owner: A person whose ownership rights to the specific apartment are registered in the Land Register of the Republic of Latvia.
- An authorized person: A person who can present a valid, notarized power of attorney granting the right to represent the apartment owner's interests.
Why these rules?
Under the Apartment Ownership Law, only the apartment owner has the right to take part in managing the common property, to receive financial information, and to express an official position on the building's management.
To protect owners' data and prevent situations where third parties (tenants, relatives, or spouses without registered ownership rights or a power of attorney) get involved in common-property matters, the Society will strictly follow the procedure set out in law. This guarantees that only real owners, who bear legal responsibility for their property, are present in the chat.
2. General Conduct and Ethics Rules
Our goal is a respectful, safe, and constructive environment. By joining any of the WhatsApp groups administered by the Society, you agree to the following rules:
- Mutual respect: Using obscene language, swearing, or personally insulting, humiliating, or provoking other neighbors, the Society's board, or the manager is strictly forbidden.
- Facts and truthfulness: Spreading misinformation, unverified rumors, or deliberately damaging someone's reputation is forbidden.
- Commerce: Posting advertisements, service offers, or any kind of spam is forbidden.
Penalties for breaking the rules:
To protect neighbors from toxic communication, a two-step system has been introduced:
- First violation: An official warning is issued by an administrator, and the offending message is deleted.
- Second violation: The person is removed for 1 (one) month from the specific subgroup (for example, "Neighbor Chat") in which the violation occurred.
Note: To keep information accessible, the person will remain in the main "Official Announcements" group, but will lose the right to take part in discussions for the duration of the penalty.
As soon as a chat member loses ownership of a unit in Anniņmuižas bulvāris 41 or 43, they are removed from the chat without warning.
3. Group Structure and Specific Rules
After your application and Land Register data have been verified, you will be granted access to the Community, which has the following groups, each with a strictly defined purpose:
Official Announcements
Purpose: The official notice board of the Society and the manager (water shutoffs, meetings, important decisions).
Rule: Only administrators may post in this group, so that the most important information doesn't get lost.
The Society Answers (FAQ)
Purpose: A base of facts and accurate information. If questions or rumors arise in the building (e.g. about security, bills, or lawsuits), the Society will publish an official answer and explanation here.
Rule: Information only. No public discussion takes place here.
Everyday Faults (Non-urgent)
Purpose: A place where the Society helps owners pass information to Selectum Home about faults in common areas (a burnt-out bulb, a dirty elevator, a broken handle).
Rule: ONLY a photo and the exact address may be posted in this group. Any discussion or questions ("when will it be fixed?", "why is it taking so long?") are forbidden here and will be deleted. For emergencies, call Selectum Home directly.
Building and Grounds Improvements
Purpose: A place for constructive proposals (for example, ideas for landscaping, fencing, security).
Rule: Criticizing? Propose something! If you notice something that could be improved, discussion is only allowed if it comes with a real, possible solution. This isn't a complaints book.
Neighbor Chat
Purpose: An open space for residents' everyday communication (requests for help, questions to neighbors, friendly conversation).
Rule: All general Ethics rules apply. No misinformation, no insults, and no reporting everyday faults here.
The rules may be supplemented or amended at any time, with users notified in the main chat group 1 day in advance.
